(CMR) At least two people have objected to an application for a 27-apartment development, along with a pool and roof-top hot tubs on Clipper Bay Drive, West Bay, with traffic congestion being raised as a major issue. The Central Planning Authority (CPA) is expected to discuss the application tomorrow, 8 April.
The location is currently vacant; however, on 22 November 2017, planning permission was granted for 9 apartments, a fitness center, a generator, a pool, and a dock.
The developer of the $22 million investment has proposed four one-bedroom, four two-bedroom, and three one-bedroom units for the three-floor development.
Neighboring property owners are concerned the development could affect the current zoning of Low-Density Residential.
“A 27-unit development would place an additional burden on the existing infrastructure and have a material impact on what is already heavy traffic. We have canvassed a number of neighbors (who did not receive the benefit of the notice) who feel the same way and agree that the neighborhood should remain a low-density residential area,” one objector stated in a letter to the CPA.
Another objector said that based on the number of units, there would be inadequate parking, which could cause people to park on roundabout access to Clipper Bay. Concerns have also been expressed that the increased traffic flow could pose a danger to the children playing and walking outdoors in the Clipper Bay neighborhood.
