Cayman’s first 10-story commercial building officially opens

60 Nexus Way Exterior: 60 Nexus Way, packed with sustainability features, won multiple International Property Awards including Best Office Development in the Americas.

(CMR) Camana Bay’s newest building and the first 10-story commercial building in the Cayman Islands has officially opened its doors. A ribbon-cutting ceremony was held on 20 April, signaling the opening of 60 Nexus Way.

The upper floors will soon be home to high-profile tenants, including Appleby, the oldest legal practice in the Cayman Islands, and technology-focused investment firm, Block.one. With Deloitte also joining the 60 Nexus Way community, Camana Bay will be home to the local offices of three of the Big Four accounting firms.

Dart Vice President of Business Development and Leasing, Kristy Rivers, said with other tenants committing to making the building the base of their Cayman operations, 60 Nexus Way is just shy of 50% leased at the time of opening, with an additional floor and a half under contract, bringing the total commitment on the building to approximately 65%. She noted this includes a mix of new business to the island and expansion opportunities within our existing commercial portfolio.

Rivers welcomed the tenants and thanked them for demonstrating their confidence in Dart’s latest commercial development. She acknowledged that the successful opening of the building, which won Best Office Development in the Americas at the 2023 International Property Awards, was made possible through trust and partnership with some of the most prominent names in the local business community.

“Your continued confidence allows business to blossom at Camana Bay. We remain committed to provide best-in-class facilities into which you are proud to enter every day – to welcome your staff, clients and guests – aligning with our vision to create exceptional places, experiences, and opportunities that enrich lives now and for future generations,” said Rivers.

60 Nexus Way integrates high-performance design with sustainable building practices. It was designed in collaboration with Dart’s in-house design team and Texas-based Lake|Flato, mixing urban and tropical design features supported by modern infrastructure and green technologies.

“At 10 stories, we’re building up rather than out. This is an example of our drive for sustainability. Increased density reduces sprawl and delivers greater efficiency, conserving resources,” said Dart Vice President Commercial, Chris Lennon.

He further noted that Dart’s commitment to sustainable economic growth is reflected in its real estate developments, where excellence is pursued to deliver properties that meet the highest standards in design, engineering and quality.

“Sustainability is at the forefront of our design, cost, and construction decisions. These include decisions around targeted water savings, energy efficiency, use of sustainable building materials, waste reduction, and enhancing the quality of the indoor environment for our customers,” Lennon added.

Dart Senior Manager – Project Management Edward Fitzgerald echoed that sentiment.

“Developments like this that have attracted acclaim of the International Property Awards and attained sustainability accreditation help position the Cayman Islands as a place where world-class, sustainable infrastructure is the norm rather than the exception. This is something we are committed to continuing,” he said.

60 Nexus Way has over 200,000 square feet of prime office space, 9,000 square feet of ground floor retail space, and a rooftop terrace overlooking both the North Sound and Seven Mile Beach – a perfect location for corporate functions, making it a professional workplace unlike any other. Industrial design and island flair are layered thoughtfully, while common spaces are fitted with tactile textures, natural materials and vibrant colors.

Other tenants include reinsurance firm North End RE; Quallent Pharmaceuticals, a private-label pharmaceutical company and a subsidiary of the Cigna Group; Kempa Home, a premier luxury home furnishings brand.
